The Alicante-based holding company closed 2025 with EBITDA exceeding €64 million, shareholders’ equity of €496 million, and a strong pipeline of projects for the coming years.

Madrid, July 14, 2026TM Real Estate Group closed 2025 with consolidated revenue of €318 million, representing a 24% increase compared to the previous year, and EBITDA of approximately €64 million. The Alicante-based holding company thus delivered one of the strongest financial performances in its history and further strengthened its position as Spain’s leading residential tourism company.

This growth was driven by strong residential demand, improved operational profitability, and a particularly robust financial position. The company ended the year with shareholders’ equity of €496 million, providing the capacity to continue investing in new projects without compromising the strength of its balance sheet.

During 2025, the Group continued to strengthen its business pipeline, with developments under construction increasing by 84% to €106 million and customer advance payments rising by 30% to €145 million. This figure reflects a significant volume of committed sales and provides visibility for future deliveries.

The year was also marked by the advancement of strategic projects expected to enhance the company’s national and international profile, including TM Tower in Benidorm, set to become Europe’s tallest residential building; Distrito Xcalacoco Beach, its new residential development in Mexico; the inauguration of its new corporate headquarters in Torrevieja; and the renewal of its partnership with Valencia CF as Main Global Partner.

Profitable Growth and Greater Operational Efficiency

The improvement in results was not driven solely by revenue growth. TM also achieved greater efficiency and profitability. EBITDA exceeded €64 million, an 84% increase over 2024. This performance demonstrates the Group’s ability to grow while maintaining a controlled cost structure and successfully translating strong commercial performance into bottom-line results.

Property development sales increased by 28% to €254 million, supported by strong residential demand across the company’s main operating areas. Development activity in Spain remained the Group’s primary growth engine, accounting for 80% of consolidated revenue.

TM continues to hold a leadership position in Spain’s residential tourism sector and is progressing in line with the objectives of its TM Horizon 2024–2027 Strategic Plan, which targets cumulative revenue exceeding €1.1 billion during the period.

The company owns a land bank of approximately one million square metres and maintains a portfolio of strategic sites along the Mediterranean coast, particularly in areas with strong residential and tourism demand. This land capacity, combined with deep knowledge of international customers and its management of the entire property development value chain, remains one of TM’s key competitive advantages.

TM Tower: Europe’s Landmark Residential Project

One of the major milestones of 2025 was the presentation of TM Tower in Benidorm, the most iconic residential project ever developed by the company. Standing 230 metres high, with 64 floors, 260 homes and more than 10,000 square metres of communal areas, the building is set to become the tallest residential tower in Europe.

Presented in September 2025, the development represents an investment of €140 million and received an outstanding market response from launch. Half of the units have already been sold, confirming the project’s international appeal and its contribution to the Group’s future business pipeline.

TM Tower is scheduled for completion during the second half of 2028 and will therefore contribute to the company’s revenue stream for years to come. It also represents the tenth skyscraper developed by TM in Benidorm, where the Group has invested more than €400 million over the past decade.

Mexico: Hotel Growth and New Residential Development in Playa del Carmen

International operations continued to play an important role in 2025. TM’s hotel division in Mexico, operating under the brand The Fives Hotels & Residences, contributed 20% of consolidated revenue, approximately €60 million, and achieved growth of 9% during the year.

The Fives continues to strengthen its position in the Riviera Maya through a premium hospitality offering based on guest experience, direct management and its “All Senses Inclusive” concept. This activity provides the Group with a recurring revenue stream that complements its residential development business.

Alongside the progress of the hotel business, TM resumed its residential real estate activity in Mexico during 2025 with Distrito Xcalacoco Beach. Located in Playa del Carmen, the project includes 275 homes and a planned investment of US$65 million. The first phase, comprising 90 homes, is virtually sold out, while the second phase has already been successfully launched and is receiving strong interest from Mexican, American and Spanish buyers.

Through this project, TM reinforces its commitment to one of the Caribbean’s most promising tourism destinations and consolidates a dual growth strategy in Mexico: hospitality and residential development.

Diversification: Las Moreras Fruit & Veggies Strengthens its Agricultural Activity

As part of its diversification strategy, TM Real Estate Group continued to expand the activity of its agricultural division, Las Moreras Fruit & Veggies, which specializes in citrus production and distribution. The company maintained its presence across several European markets and further consolidated a business line that reinforces the holding company’s diversified profile and connection to productive sectors rooted in the local territory.

In 2025, Las Moreras Fruit & Veggies exported to European markets including Germany, the United Kingdom, France, the Netherlands, Italy, Denmark and Poland.

New Corporate Headquarters in Torrevieja

2025 also marked the inauguration of TM Real Estate Group’s new corporate headquarters in Torrevieja, located in Plaza José Luis Serna, named after the company’s founder, reinforcing its connection to its Alicante roots.

The new headquarters recently achieved LEED Platinum certification—the highest rating awarded by the U.S. Green Building Council—along with an A energy rating. The building was designed according to WELL standards, Smart Building criteria and universal accessibility principles.

The headquarters symbolizes TM’s ambition to position itself as a leading international company in the residential tourism sector, while serving as a hub for dialogue with stakeholders and demonstrating its commitment to sustainability, wellbeing, innovation and long-term value creation.

Renewal of the Valencia CF Sponsorship

Another strategic milestone of 2025 was the renewal of the sponsorship agreement between TM Real Estate Group and Valencia CF. The partnership strengthens the company’s national and international visibility and reinforces its connection with the Valencian Community, the Mediterranean region and key European markets interested in residential tourism in Spain.

The agreement confirms TM as Valencia CF’s Main Global Partner and enables the company to continue leveraging a platform that enhances brand awareness, reputation and engagement with current and prospective clients and stakeholders. Throughout the year, TM and Valencia CF promoted a range of networking, hospitality, brand activation and international marketing initiatives in collaboration with LALIGA.

This alliance forms part of TM’s corporate branding strategy and its commitment to building emotional connections with territories, communities and strategic markets, while promoting the Mediterranean lifestyle as a shared identity.

Corporate Responsibility: More Than 90% of Commitments Achieved Under its II Master Plan

TM Real Estate Group continued to advance its corporate responsibility, sustainability and governance strategy throughout 2025, following a model focused on creating value for all stakeholders. The company has fulfilled more than 90% of the 50 environmental, social and governance commitments established under its II Corporate Responsibility Master Plan, consolidating a roadmap that integrates sustainability into the Group’s operations and stakeholder relationships.

This progress was recognized in 2025 with the ASPRIMA-SIMA Award for Best ESG Progress, acknowledging TM’s achievements in environmental, social and governance performance and its commitment to responsible growth.

According to Pablo Serna, CEO of TM Real Estate Group:

“2025 has been a key year for TM. We have increased revenue and EBITDA, strengthened our financial position and launched projects that will shape the future of the company, such as TM Tower in Benidorm, Distrito Xcalacoco Beach in Mexico and our new corporate headquarters.”

“We are entering the second phase of our TM Horizon 2027 Plan with a stronger, more international company and a project portfolio that enables us to continue leading the residential tourism sector from the Mediterranean. All of this while maintaining our commitment to responsible growth that creates real value for people and the territories in which we operate.”
