The Golden Visa is a special residence permit designed for non-European Union citizens who wish to obtain Spanish nationality and make a significant capital investment in Spain.

Unlike other types of permits, which require the holder to remain in the country for more than six months per year, the Golden Visa allows the permit holder to be absent from the country for almost the entire validity period.

Family reunification is another advantage of the Golden Visa compared to other permits, where the process is more tedious. With the Golden Visa, the investor’s family members benefit simultaneously.

The initial authorization period is two years, with the possibility of renewal for successive five-year periods, provided that the conditions which granted the right are maintained.

Requirements to Obtain the Golden Visa

1. Minimum Investment in Real Estate

One of the most common ways to obtain the Golden Visa is through real estate investment. The minimum requirement is the acquisition of properties valued at over €500,000, excluding taxes. This investment can be in one or multiple properties and must be personal, not through a company.

2. Investment in Businesses or Projects

Another option to obtain the Golden Visa is to invest in Spanish companies. The visa can be obtained by investing a minimum of €1 million in shares or stakes of Spanish companies or in business projects that promote economic development and job creation.

Additionally, there is the option to access the Golden Visa through investment in a business project to be developed in Spain. As a requirement, the project must be considered and accredited as being of general interest to create employment, have a significant socioeconomic impact on the country, and entail scientific or technological innovation.

3. Investment in Government Bonds

Foreigners can also choose to invest in Spanish government bonds with a minimum amount of €2 million. This alternative is also intended for those seeking a more conservative option, without the risks associated with other types of investments.

4. Additional Requirements

– Not be a citizen of a European Union member country and be over 18 years old.
– No criminal record in Spain or any other country: Applicants must demonstrate that they have no criminal record in their country of origin or in their previous country of residence.
– Health insurance: A valid private health insurance in Spain is required for both the applicant and accompanying family members.
– Financial capacity: Applicants must demonstrate that they have sufficient financial resources to support themselves and their family during their stay in the country, although continuous residence in Spain is not required.

5. Application and Process

The application process for the Golden Visa can be completed at the Spanish consulate in the applicant’s country of origin or directly in Spain. Once the application is submitted, the visa is generally granted within ten working days. The visa allows the resident in Spain to access benefits such as the ability to travel freely within the Schengen area and the option to apply for permanent residence after five years.

The Current Situation of the Golden Visa in Spain

In recent years, the Golden Visa in Spain has maintained its popularity, especially among citizens from countries such as China, Russia, the United States, and Gulf States. Real estate investment remains the most sought-after option due to the profitability of real estate assets in areas like the Costa Blanca or the Costa del Sol.

It is important to highlight that the legislation regarding the Golden Visa is subject to changes. Transparency in the use of funds and the integration of investors into Spanish society are two issues that are continuously evaluated to ensure that the programme remains sustainable and beneficial for all parties involved.

The Golden Visa in Spain offers a gateway to the country for those interested in making a significant investment. With relatively accessible requirements, especially in the real estate sector, it has attracted a large number of international investors, positively impacting the Spanish economy.
